Having covered commercial real estate for more than seven years, I’ve
seen my fair share of office buildings, but I’ve never seen an office building
like the one at Rookwood Exchange. Developed by Jeffrey R, Anderson Real Estate Inc., this 250,000-square-foot mixed-use building is described as being “trophy” office space. After walking through the building with J.R. Anderson, vice president of development with Jeffrey R.

Equator marmara marble slabs cover the walls in the lobby. The same material is used in the Trump Soho New York in Manhattan. The fitness center has the latest in exercise equipment and even artificial turf for those who want to work out like professional athletes. Tenants can use the building’s 4,500-square-foot conference center, which is complete with the latest A/V equipment. Employees who work in the building also can use its 7,000- square-foot outdoor terrace. This space on the south side of the building’s fourth floor has free WiFi and plenty of seating for workers to use on nice days. The parking garage elevators have glass walls so visitors and office users can easily orient themselves. Even the parking garage stairwell is kicked up a notch. Instead of a plain, concrete staircase, Anderson used a floating staircase with a skylight and lighting that changes color. Jeffrey R. Anderson Real Estate was the first office tenant to move into the building. It was quickly joined by Kuy Plastic Surgery Inc., which leased about 3,500 square feet of space. 2 of 4 5/19/2015 8:33 AM Since then, a number of other office tenants have been announced, including Park National Bank, which is moving into a 9,000- square-foot space, and the Mayfield Clinic, which is relocating its headquarters to the development. Anderson said he has had a number of showings recently for larger office tenants. Even though there is a lot of interest for 5,000- to 6,000-square-foot spaces, Anderson said he is waiting to break up full floors. There are five possible tenants Anderson is working with who could take a full floor. The second floor of the building, home to Jeffrey R. Anderson Real Estate’s offices, also has the building’s fitness center and conference space. Floors six, seven and eight are being marketed for full-floor tenants for the time being.
